We are often asked what the differences are between the levels of surveys, so we have produced this page to try and help you.
| Level 1 (Condition Survey) | This type of survey and report focuses on the condition of the property by giving ratings to the different parts of the building and flagging areas that need attention. This is like an MOT and tells you what is there and wrong without any further help. This is best suited to newer properties. We do not complete Level 1 Surveys. |
| Level 2 (Homebuyers Report) | This report gives you more detailed information with some guidance on defects that may affect value. This is suited to most properties. |
| Level 3 (Building Survey) | This survey and report are suited to older properties, listed buildings or unusual properties. Properties that are in a poor condition will also benefit from this type of survey and report. We will only do a level 3 report and survey on properties with a market value in excess of £650 000, this is to ensure that your money is well spent. |
All of our onsite surveys are conducted on a thorough inspection, irrespective of the level of the survey. This ensures that we identify issues properly. We aim to identify and suggest the most appropriate survey during our initial discussion. Very occasionally we may initially say a Level 2 survey would be suitable but when we get on site a Level 3 is better we would call you. This is very rarely done as it we aim to get the correct survey for you first time.
