EPCs in and around Milton Keynes and Northampton

We are providers of an EPC Service in and around Milton Keynes & Northampton. An Energy Performance Certificate (EPC) is needed whenever a property is built, sold or rented. We can only produce reports on existing properties whether for sale or rent, we can also produce certificates for new builds, and we are not limited to any area apart from England & Wales. All assessors have to complete a set of exams relative to the type of properties they will be accredited for.

If you are selling or renting your home in or around Milton Keynes & Northampton you must order an EPC for potential buyers and tenants before you market your property. EPC report

If you are selling or renting out a property you can call us for a personal and friendly service. I will try to visit your property at a time that is convenient for you and carry out the EPC survey, which on an average domestic property will take 40 to 60 minutes.

I will assess your property and produce the certificate within 48 hours of this survey, often it is the same day. I will then send the link for the certificate by email to yourself and your solicitors or estate agents as required.

Please remember, you must get an EPC certificate before you market your property for sale or rental.

If you are buying a property then the person selling the house must provide your solicitor with a valid energy performance certificate, which are valid for 10 years from the date of certificate issue which is usually the same date as the inspection takes place. If you are renting then the landlord or the letting agent must show you the EPC.

John here. The first phone call with Ian he will tell you it’s a service not just to survey your potential purchase but a service to protect you and your investment. This is all true, my purchase has not proceeded and I am still leaving a 5 star review. The detailed work Ian did, along with the personal calls and communications is truly an example of best in class surveyor. A full day inspecting the 266 year old house we wanted and he left none of it untouched, giving us the facts. A call to say the house is not what it seems for many reason and to advise against the deal, saving the investment and lifelong headache. S and B will be the only surveyors I ever use and when we find the next house that ticks the boxes we will be using S and B. 5* and more.

Ian provided me with an extremely in depth survey including using drone photography, highlighting the many issues with a Victorian property I was going to buy. I was aware of some of the issues already but am so glad I had the survey done by Ian as he uncovered so many more including indications of structural failings. He was very patient and thorough, and took the time to explain everything on the phone as well as in the report, and it needed a lot more work than I had budgeted for. His experience in older houses is clear to see, including the need for maintenance, wall and chimney breathability and ventilation and the right plaster being used. He saved me from making a very costly mistake and having to live in a building site had I been able to even afford all the work. I wouldn’t hesitate to recommend his services.

Ian was excellent. Arrived on time, did a thorough survey, explained everything and answered all my questions. The EPC report itself was very useful. As well as qualifying me for heat pump grant it explained clearly what other steps I could take to improve energy efficiency. Very happy to recommend.

Brilliant service from start to finish. Ian and Karen are such friendly and helpful people. Ian completely put our minds at ease following our first offer being accepted on our house (an old property) We had a Level 3 Survey, which returned some very important points, which actually allowed us to have a lower offer accepted on the house. The report was amazingly detailed and thorough inluding photos which we found so useful. We use it regularly now when completing our renovations. Sladden and Barton surveyors provided me with services recently. Mr Birdsey was a thorough and extremely professional surveyor who had an eye for detail which led me to withdraw from an earlier property. I would have purchased a nightmare. It was hard but when you realise that buying a home is probably the largest investment you will make, then you must have confidence in those who provide you with their expertise.
