It is the report that is different, as it has to contain information relative to the help to buy scheme.

What is help to buy?

Help to Buy valuations typically refer to the valuation of a property that is purchased under the UK government’s Help to Buy scheme. The valuation is important because it determines the maximum amount that can be borrowed to buy the property.

To get a Help to Buy valuation, you will need to hire a qualified valuer who is registered with the Royal Institution of Chartered Surveyors (RICS). The valuer will inspect the property and provide a report detailing the property’s value.

The Help to Buy scheme has two parts: the Equity Loan and Shared Ownership.

For the Equity Loan scheme, the valuer will provide a valuation of the property without any improvements or modifications made by the buyer. This is because the government takes an equity share of up to 20% of the property’s value, which means the buyer only needs to secure a mortgage on the remaining 80%.

It is important to note that the valuation may differ from the purchase price, as the valuation reflects the current market value of the property. If the valuation is lower than the purchase price, the buyer may need to contribute more funds towards the purchase or negotiate a lower purchase price with the seller.

What is involved?

We take your help to buy valuation instruction over the phone or by email. Once our help to buy valuation terms are signed, we will arrange to come round and view the property, we take photos of the property purely for our help to buy valuation report. We then compile a report with comparable properties in the area of your property. We may need to make adjustments to allow for differences with comparable properties. Once the help to buy valuation report has been compiled, it is proof checked, and then you can download it from your account on our portal.

Occasionally, the figure that we value a property at is different from what a local estate agent will give. This is because we have to look at completed sales or sold subject to contract values. We cannot give a value that does not meet with our calculations, this is due to many reasons which include, the value is too high with no supporting evidence, vendors always think their property is worth much more. We cannot use values which agents think the property will sell for, as these are speculative values and cannot be supported for valuations.

Each help to buy valuation report is valid for 3 months, if required we can undertake a desktop review after three months for a reduced fee, this will extend the help to buy valuation for a further 3 months. If you need an extension to the report at six months from the initial valuation date, then we have to come back to the property and undertake a new valuation on the property, this is normal practice in line with the RICS & the RICS  “Red Book” procedures.
