Orbit Homes Shared Ownership Valuations
An Orbit Homes Shared Ownership Valuation provides an independent and accurate assessment of a property’s current open market value, which is essential for homeowners who own a share of their property through a shared ownership scheme. This type of valuation is commonly required when you are staircasing (buying additional shares), selling your share, remortgaging, or meeting the formal requirements of a housing association or mortgage lender.
Orbit Homes Shared ownership properties involve more than one interested party, typically the homeowner and the housing association. For this reason, the valuation must be completed by a qualified and impartial surveyor and prepared in accordance with recognised professional standards. Housing associations rely on these valuations to ensure that all transactions are fair, transparent, and based on current market conditions.
Our Shared Ownership Valuation service is designed to provide homeowners with clarity, confidence, and peace of mind. We carry out a thorough inspection of the property, assessing its size, layout, condition, specification, and overall appeal. We also consider the property’s location, local amenities, transport links, and recent comparable sales in the area to determine an accurate and realistic market value.
Understanding Shared Ownership Valuations
The valuation report states the full open market value of the property as if it were sold on the open market with vacant possession, ignoring any rent payable on the unowned share. This figure is then used to calculate the value of your owned share and the cost of any additional shares you wish to purchase. For homeowners selling their share, the valuation ensures that the asking price is fair and supported by market evidence, helping to reduce the risk of disputes or delays.
Orbit Homes Shared Ownership Valuations are often subject to specific housing association requirements, including timescales for validity. In most cases, the valuation is valid for three months, after which a refresh or update may be required. We ensure our reports meet the criteria set out by housing associations, helping your transaction progress smoothly and without unnecessary complications.
Whether you are staircasing to full ownership or selling your share, having an accurate valuation is crucial to making informed financial decisions. Overpaying for additional shares can place unnecessary strain on your finances, while an undervalued property may result in lost equity when selling. A professional valuation provides reassurance that the figure is fair and properly justified.
We understand that shared ownership transactions can feel complex, particularly for first-time homeowners. Our approach is clear, supportive, and efficient, ensuring you understand each stage of the process. Our valuation reports are written in plain, easy-to-understand language while still meeting professional and technical standards required by housing associations and lenders.
A Shared Ownership Valuation can also be helpful when reviewing your long-term housing plans. Understanding the true market value of your home allows you to plan future staircasing, assess affordability, and make confident decisions about selling or remortgaging.
Choosing a professional Shared Ownership Valuation helps protect your interests and ensures your transaction is based on reliable, up-to-date market evidence. It provides the reassurance that all parties are working from the same accurate valuation, reducing stress and helping your move forward with confidence.
If you own an Orbit Homes shared ownership property and need a valuation, our expert service offers accuracy, compliance, and peace of mind at every stage of your journey.
Each report is valid for 3 months, if required we can undertake a review after three months for a reduced fee. If you need an extension to the report at six months from the initial valuation date, then we have to come back to the property and undertake a new valuation on the property, this is normal practice in line with the RICS & the RICS “Red Book” procedures.
We aim to return the report back to you by the end of the day following the site visit.
Our surveyor & valuer, Ian, is a Registered Valuer at RICS. His registration number is 6828748.

Why do I need a Shared Ownership Valuation?
Housing associations require a professional valuation to ensure that any transaction is fair and based on current market conditions. Whether you are buying additional shares or selling your existing share, the valuation protects both you and the housing association by providing an accurate and impartial market value.
Who can carry out a Shared Ownership Valuation?
The valuation must be completed by a qualified, independent surveyor who must also be a Registered RICS Valuer and prepared in accordance with recognised professional standards. Most housing associations will only accept valuations from regulated firms.
How is the property value calculated?
The surveyor assesses the property’s size, layout, condition, location, and overall specification. Recent comparable property sales in the local area are analysed to determine the full open market value, assuming the property is sold on the open market with vacant possession.
Does the valuation include the rent on the unowned share?
No. The valuation reflects the full market value of the property, ignoring any rent payable on the share owned by the housing association. The valuation figure is then used to calculate the value of the share you own or wish to purchase.
How long is a Shared Ownership Valuation valid for?
Most housing associations accept valuations that are valid for three months from the inspection date. If the transaction does not complete within this period, an updated valuation or reinspection may be required.
Can I use an estate agent’s valuation instead?
No. Housing associations do not accept estate agent appraisals, as they are not independent or prepared to professional valuation standards. A Shared Ownership Valuation must be carried out by a qualified surveyor.
What happens if I disagree with the valuation?
If you believe the valuation does not reflect the true market value, you may be able to request a review through your housing association. This usually involves submitting additional market evidence for consideration.
Is a Shared Ownership Valuation required for staircasing?
Yes. When buying additional shares, a current valuation is required to calculate the cost of the shares you wish to purchase. The valuation ensures you are paying a fair market price based on up-to-date evidence.
Do I need a valuation to sell my shared ownership property?
Yes. Most housing associations require a valuation before allowing you to market your share. The valuation helps set a fair asking price and ensures compliance with scheme rules.
How long does the valuation process take?
Once instructed, the inspection is usually carried out promptly, with the completed report typically provided within a few working days, depending on the property and housing association requirements.
How often should I update my Shared Ownership Valuation?
A new valuation is required for each transaction. If market conditions change significantly or the previous valuation expires, an updated valuation will be needed.
How much does a Shared Ownership valuation cost?
The cost will vary depending upon how large the property is and its location from our office.
