Snagging Survey

What is a snagging survey?

Snagging surveyA snagging survey is a detailed inspection of a new-build or recently renovated property designed to identify defects, poor workmanship, and unfinished items before or shortly after you move in.

In the UK, new homes are often handed over with minor (and sometimes major) issues. A snagging survey ensures these are identified early, while the developer is still responsible for putting them right.

When should you have a snagging survey?

  • Before legal completion, if the developer allows access

  • Immediately after completion, ideally within the first few weeks

  • Any time within the first 2 years, during the builder’s defect liability period

What we inspect

Our snagging surveys include a thorough, room-by-room assessment of:

Inside the property

  • Walls, ceilings, and plaster finishes
  • Doors, windows, and glazing
  • Floors, skirting boards, and joinery
  • loft inspection, including Insulation
  • Kitchens and bathrooms
  • Electrical fittings and visible plumbing
  • Heating and ventilation systems
  • Electrical sockets tested
  • CO alarms tested

Outside the property

  • Brickwork, render, and pointing
  • Roof coverings (using a drone or high level camera)
  • Gutters, drainage, and external pipework
  • Paths, driveways, fencing, and landscaping
  • Garage

What you’ll receive

  • A comprehensive snagging report
  • A clear, itemised list of defects
  • Photographic evidence for each issue
  • A report written in plain English, suitable to send directly to your developer

What a snagging survey is not

A snagging survey is not a full structural survey and does not involve intrusive inspections. It is specifically focused on identifying visible defects and workmanship issues in new-build homes.

A snagging survey is essential for ensuring that your new home is free from defects.

Why choose a professional snagging survey?

While it is possible to create your own snagging list, many defects are subtle and easily missed without experience. A professional snagging survey:

  • Identifies issues you may not notice

  • Saves time and stress

  • Helps ensure the developer meets their obligations

  • Protects your investment in the long term

Developers are familiar with professional snagging reports and generally respond more positively to clear, well-documented findings.

How long does the survey take?

Most snagging surveys take 2 to 4 hours, depending on the size and complexity of the property. Reports are typically issued within 24–72 hours of the inspection.

Peace of mind for your new home

A snagging survey is a small investment that can make a significant difference to the quality and condition of your new home. By identifying defects early, you can move in with confidence, knowing that outstanding issues have been formally recorded and addressed.

If you are buying a new-build property and want to ensure it meets the standard you expect, a professional snagging survey is a smart and practical choice.

Yes. New homes are built to tight timescales, and defects are common. A professional snagging survey ensures issues are identified early and formally recorded, giving you a stronger position when asking the developer to carry out repairs.

Ideally, before legal completion if access is allowed. If not, it should be carried out as soon as possible after completion. Most developers remain responsible for defects for the first two years.

  • Cracked or uneven plaster

  • Poorly fitted doors and windows

  • Damaged kitchen units or worktops

  • Leaking pipework or poorly installed radiators

  • Scratched glazing

  • Incomplete external works or drainage issues

Most surveys take between 2–4 hours, depending on the size and type of property.

You will receive a clear, itemised snagging report with:

  • A full list of defects

  • Photographs for each issue

  • Plain-English descriptions suitable for sending directly to the developer

Yes. Most developers are familiar with professional snagging reports and will accept them as part of the defect rectification process.

No. A snagging survey focuses on workmanship and defects in new homes. It does not replace a Level 2  or Level 3 report, which are designed for older properties.

No. Inspections are non-intrusive and visual only. Services are not tested in detail, and no fixtures or fittings are removed.

You can, but many issues are easily missed without professional experience. A qualified inspector knows where problems typically occur and how to reference standards and tolerances.

While the survey itself is not provided by warranty bodies (such as NHBC or LABC), the issues identified are often covered under your new-build warranty.

Reports are typically issued within 24–72 hours of the inspection.

We check every room, in detail, plus the gardens, garages, footpaths, lawn areas and the fences within your own Curtilage.

Further information can be found at the New Homes Quality Board website www.nhqb.org.uk/homebuyers.html.

Unfortunately, there is no set standard of reporting so we tend to use a straightforward document with photographs indicating the problem, once it is completed we send a copy to yourself so you can forward it onto the developer
