What are EPC’s?

Energy Performance Certificates (EPCs) are required under UK law and originated from the HIP packs considered in the early 2000s, coming into force around 2008. When you sell or rent your home, you cannot proceed without one of these reports. An accredited and licensed assessor will visit your home to complete a non-invasive survey. This does not involve lifting floorboards or dismantling heating systems. We assess items like light bulbs, heating radiator valves, and loft insulation. The current requirements for loft insulation are in excess of 270mm, while most homes have about 100mm.A top-up will not be expensive but will keep your home warmer.

The EPC contains information about a property’s energy use and typical energy costs as well as recommendations about how to reduce energy use and save money.

An EPC provides a property with an energy efficiency rating from A (most efficient) to G (least efficient), and it is currently valid for 10 years.

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and it is currently valid for 10 years.

Tips for a better rating (and saving you money in the longer term):

1. Bulbs: Try and make sure as many of your fixed light fittings as possible have low energy lamps (LED) fitted. You can also change the bulbs in other lamps as it will still save you money.

2. Hot Water Tank: If you have a hot water tank, make sure there is plenty of insulation around it. Good insulation can make a significant difference to the rating.

3. Loft insulation: If we cannot see the loft is insulated because either we cannot gain loft access or because the loft is boarded over please have any paperwork available to prove loft insulation is fitted.

If we cannot see the insulation in the loft due to boarding or lack of access, please have any paperwork available to prove it is fitted.

4. Cavity Wall Insulation: If you have cavity wall insulation which is not visible due to rendering etc, make sure you have the paperwork available.

5. Double Glazing: If your double glazed windows were fitted after 2002 and the date is not visible in the units – most now have a date stamp within either the sealed unit or on the frame, please have the FENSA or Certas Certificate available to show the installation date.

6. Boiler information: We will try to establish the exact make and model of the gas or oil heating boiler. Where this is possible, the exact efficiency of the boiler can be established. This is likely to be higher than the software default setting for that type of boiler. Establishing the details of the boiler from a visual inspection can be difficult, so please have any information manuals or service history available.

We will attempt to establish the exact make and model of the gas or oil heating boiler. If we can identify this, we can set the efficiency to a more accurate figure than the software default.Gathering details from a visual inspection can be challenging, so please have any information manuals or service history available.

7. Thermostatic Radiator Valves: Having these fitted to most if not all of your radiators will help with the rating and also ensure that only rooms that require heating will get heated, once the radiator has reached the chosen temperature it will stop any more hot water to the radiator until the room temperature drops again.

EPC Frequently Asked Questions (FAQ’s)

These were brought in many years ago as part of the Home Information Packs. The HIPS were never taken up but the EPC aspect was as it is a good way of increasing the environmental impact of your property.

In normal circumstances, they last for 10 years - This is only when the property is your residence. If you are a Landlord of a rental property then you need to have a new EPC done on every new tenant, irrespective of when the last one was done.

Landlords should note that from 1st April 2018 it will be unlawful to grant new leases of residential or commercial property with an EPC rating below an 'E'

From 1st April 2020 The regulation will expand to apply to ALL residential privately rented property which are required to have an EPC.

You need one when you sell your home or rent a property out. The rental rules changed on the 1st April 2018

No, you do not need to get a new EPC done, unless you are selling the property when it is likely to be in your interests to get a new EPC done as the new heating system is likely to be more efficient and will, therefore, give you a better rating.
