Any new build residential property, this can also include conversions and extensions, requires an EPC. This is not the same as the EPC created for an existing property. An existing EPC uses what is known as RdSAP calculations (Rd stands for Reduced Data). Any new property requires the EPC to be reassessed by using the full SAP data. Without this, you will not sell the property or receive a building control sign off for the construction.
The assessment is carried out on paper, with the assessor calculating all the required values to put into the software to create the EPC. The calculations are taken from architects’ drawings together with information regarding the construction materials, the heating and ventilation.
As no site visits are required we are not limited to a specific area from our office, and as such we offer this service across England & Wales.
All new builds will now start to adopt SAP10 processes, these include photographic evidence of all stages of the build to conform the construction details not only for energy conservation but also for Building Regulations compliance.
As part of this we can also compile a Water Usage Report that is now required as part of the building Regulations approvals, more information can be found here.
Please call our office to obtain a quote for a SAP assessment.
